What is a CP12 and Do Landlords Really Need One?

Everything Warwickshire landlords need to know about gas safety certificates.

If you rent out a property in Warwickshire, you have probably heard the term CP12. But what exactly is it, what does it involve, and what happens if you do not have one? Here is everything landlords need to know.

What is a CP12?

A CP12 is the common name for a Gas Safety Certificate - the document issued after an annual gas safety inspection of a rental property. The name comes from the CORGI Proforma 12 form historically used in the industry. Legally it is known as a Gas Safety Record, issued under the Gas Safety (Installation and Use) Regulations 1998.

Is a CP12 a Legal Requirement?

Yes, absolutely. As a landlord you must have a gas safety inspection carried out every 12 months by a Gas Safe registered engineer, give tenants a copy within 28 days, and keep records for at least two years. Failure to comply can result in an unlimited fine and up to 6 months imprisonment.

This applies to any residential property you let that has gas appliances, including boilers, gas fires, cookers and hobs.

What Does a CP12 Inspection Cover?

  • Boiler - operation, pressure, and all safety devices tested
  • Gas fires and heaters
  • Gas cookers and hobs
  • Flues and ventilation - ensuring fumes are safely expelled
  • Gas pipework - tightness test throughout the property

How Long Does It Take?

Usually 30 to 60 minutes for a standard property, depending on the number of gas appliances. We aim for same-day or next-day availability across Warwickshire.

How Often Do I Need to Renew It?

Every 12 months. We recommend setting a reminder two months before expiry, especially in tenant-occupied properties where access needs to be arranged in advance.

What Happens if an Appliance Fails?

If any appliance fails, the engineer advises on what needs to be repaired or replaced. You cannot receive a clear certificate with a safety issue outstanding. Once resolved and re-inspected, the certificate is issued.
