Landlord gas safety certificates across Warwick, Leamington Spa and South Warwickshire
Every rented home with gas appliances needs a landlord gas safety record (CP12) every 12 months, by law. We’re a family-run Gas Safe firm based in Warwick, doing CP12s, boiler servicing and repairs for landlords and letting agents across Leamington Spa and South Warwickshire. You get the certificate on the day, with a digital copy, and a reminder before the next one is due.
We arrange access with your tenants, work tidily in occupied homes, and can do the boiler service and the gas safety check in one visit. One property or a whole portfolio.

Landlord questions
How often does a landlord need a gas safety certificate?
Every 12 months, for every rented property with gas appliances. We remind you before it’s due.
What does a CP12 inspection check?
Every gas appliance, the flues and the gas pipework. A standard property usually takes 30 to 60 minutes.
What happens if I don’t have a valid CP12?
It can mean unlimited fines or prison, and can invalidate your insurance. See our guide on what a CP12 is.
Can you do the boiler service at the same time?
Yes. A gas safety check and a boiler service are different jobs, and we can do both in one visit.
Do you work with letting agents?
Yes. We can send the certificate straight to your agent and book around their tenants.
