A lot can change in 12 months. Boilers run thousands of hours a year. Parts wear, seals degrade, flues can become partially blocked. An annual service catches these issues before they become breakdowns — or worse.

What If I’ve Missed a Year (or Several)?
Don’t panic — just book one as soon as possible. Your engineer will carry out a full inspection and flag anything that needs attention. If your boiler hasn’t been serviced in a long time, there may be some additional work needed, but getting it done is always better than leaving it.
For landlords, an annual gas safety check (CP12 certificate) is a legal requirement — not optional. You’ll also need to service the boiler to stay compliant with most tenancy agreements.
